The statement "annual maintenance is mandatory" is incomplete: the Regulation on Fire Protection of Buildings does not write the period itself, but delegates it to the system standard and manufacturer documentation. TS CEN/TS 54-14 stages controls on the detection side: comprehensive function testing performed annually is stacked on top of frequent simple controls; TS EN 12845 sprinklers impose weekly controls on the operator. In practice, system maintenance is expected of the facility actually using it; the division between you and the property owner is determined by your lease agreement.
