In Erzurum, the primary variable in fire system maintenance is temperature: over 156 days per year of freezing directly affects wet-pipe sprinklers, unheated valve rooms, and water-based extinguishing agents. For the organized industrial zones in Aziziye, meat-dairy and cold storage facilities, hotels on the Palandöken line, university and hospital campuses, and high-bay warehouses around the Palandöken Logistics Center, we operate with separately installed control sets for each location. Erzurum's annual average of frost days exceeds 156; December and January pass almost entirely below freezing, with the measured lowest temperature at -30 °C. This figure determines the shared fate of a water-filled sprinkler pipe, an unheated valve room, and a hydrant body. Here, system downtime is understood not from malfunction but from ice.

Wet pipe is not the right choice at every point.

In a production hall with uninterrupted heating, wet pipe sprinkler systems work without issue. In volumes where temperature can drop below 4 °C—such as loading ramps, uncovered parking areas, attic spaces, and cold storage entrances—the picture changes: dry pipe, preaction arrangement, or antifreeze-charged systems are required. The question we ask is not "is there a sprinkler," but "what system protects this volume."

  • Dry pipe lines: air pressure, dry alarm valve trim circuit, and most importantly pipe slope; a line with compromised slope traps water, and trapped water freezes.
  • Pump and valve room: is the heater operating, does the diesel pump's jacket water heater and battery bank handle winter load.
  • Above-ground hydrants: dry type, does the body drain expel water, are the fittings opened before freezing.
  • Extinguishing cylinders: placing water-based and foam cylinders in cold spaces is the most frequent error we observe; low pressure readings on gas systems at -10 °C may be temperature effect, not leakage.

The city's facility structure creates four weak points.

The organized industrial zone on the Aziziye line.

Erzurum 1st Organized Industrial Zone is located in Aziziye on 119 plots: food, furniture, plastic, packaging, insulation material, steel construction, and pipe manufacturing side by side. Erzurum Center 2nd Organized Industrial Zone is mixed; dairy and meat products, flour products, textiles, PVC, welded metal manufacturing, cable, paper-packaging, timber. From a maintenance perspective, this means: dust-producing flour-feed lines and wood storage, solvent-using plastic lines and welding shops are on adjacent plots, and none use the same formula. Meat, dairy, and cold chain.

The city's established livestock structure produces a dense group of facilities around the combined operation, milk processing, and cold storage. Two things apply simultaneously here: since the volume is already cold, freezing is not an issue, but panel construction and washed floors complicate detector selection. Wash steam causes false alarms in optical detectors; detection and suppression must be coordinated in the machinery room.

Hotels on the Palandöken and Konaklı line.

Palandöken ski resort is 4 km from the city center; the season opens in November and runs until the end of April. The maintenance schedule follows from this: inspection is performed in the September-October window when occupancy drops to its lowest. We found three persistent deficiencies in the hotel: oil-clogged range hood nozzles, expired emergency lighting batteries, fire doors held open with wedges. Campuses, hospitals, and logistics.

Atatürk University exceeds 6.5 million m² of open area, making it Turkey's second-largest campus; together with a research hospital and a city hospital with over one thousand beds, it represents a multi-building, 24/7 operation inventory. The issue is not device count but address management: if which floor the circuit unit on the panel corresponds to is not current, the crew goes to the wrong building. The Palandöken Logistics Center, built on 276,000 m² with its own rail connection, has high-bay storage where ceiling sprinklers alone are insufficient; in warehouse and storage. the first thing we check is whether the rack layout matches the project.

the inspection completed before snow falls finishes without gaps compared to the February one: dry system discharge is tested, pump runs under load, external lines are accessed safely. Do you have a branch or representative office in Erzurum?

No. ASPEK's only location is in Ankara Yenimahalle; we have no office, storage facility, or permanent staff in Erzurum. We visit the city through pre-scheduled regional tours, and for urgent breakdowns between visits, we start with remote diagnostics as the first step.

Do you conduct site surveys the same day?

We do not commit to same-day surveys for Erzurum. Between December and February, snow and blocked passages on our route are a real variable; we do not think it proper to write a commitment date into a contract that we cannot keep. Within Ankara, however, surveys are free of charge and the schedule is much more flexible.

What is the most suitable month for maintenance in Erzurum?

The September-October window is the most efficient. Dry system discharge can be tested before snow falls, pumps can be operated under load, and external lines and roofs can be accessed safely. For hotels on the Palandöken route, this period also coincides with the lowest occupancy interval.

Do our sprinkler pipes carry a freezing risk?

Any volume where temperature can drop below 4 °C is at risk: loading ramps, uncovered parking areas, ceiling spaces, cold storage entrances. In these volumes, wet piping should be replaced with dry pipe systems, pre-action configurations, or antifreeze-charged branches. During inspection, we first check which volume is protected by which system, then examine whether pipe slopes in dry lines have deteriorated.

How do you determine maintenance intervals?

Based on the facility's risk classification and the standard schedule applicable to that line; we do not invent the calendar. Inspections we conduct on the water side are based on NFPA 25 and TS EN 12845 texts, detector-panel side on CEN/TS 54-14, gaseous lines on TS ISO 14520, hood suppression on NFPA 17A and NFPA 96, and portable cylinders on TS 11827. The only factor specific to Erzurum is the season: we consolidate operations in freezing-risk volumes into the pre-snow window.
